I'm Carlos Villatoro, a licensed real estate agent in Missouri. I'm also currently in school working toward a software engineering degree, so I bring a fairly technical, detail-first approach to how I handle a transaction.
I'm bilingual in English and Spanish, and I'm currently learning Italian. Outside of work, you'll usually find me swimming, working out, or taking photos. Scuba diving is next on my list! I enjoy meeting new people, hearing their stories, and making new connections along the way.

01 — Get Pre-Approved
Before we start looking at homes, you'll want to speak with a lender. They'll review your finances and help you understand your estimated budget and loan options.
02 — Let's Talk About What You Want
You and I will talk about your budget, preferred area, must-haves, and what you're looking for in a home. This helps me narrow down the search to homes that make sense for you.
03 — Start House Hunting 🔎
Now the fun part! I'll help you find homes that match your needs and schedule showings so you can see them in person.
04 — Find the Right Home
Once you find a home you love, we'll review the property, comparable sales, disclosures, and other important information so you can make an informed decision.
05 — Make an Offer ✍️
I'll help you put together an offer based on the home's value, market conditions, and your goals. Together we'll discuss price, terms, contingencies, and other important parts of the offer.
06 — You're Under Contract! 🎉
Once the seller accepts your offer and the contract is signed, the transaction officially moves forward. I'll help keep track of important deadlines and communicate with the parties involved.
07 — Inspection & Due Diligence 🏠
You'll have the opportunity to have the home inspected. If issues come up, we'll discuss your options and the terms of your contract.
08 — Appraisal & Loan Process
If you're financing the purchase, your lender will continue working on your loan and typically order an appraisal. I'll stay in communication with the appropriate parties and help keep the transaction moving.
09 — Final Walk-Through 🔑
Before closing, you'll have the opportunity to walk through the home and make sure everything is in the expected condition according to the contract.
10 — Closing Day! 🎉
You'll sign your closing documents, complete the required funds and paperwork, and once the transaction is completed, you get the keys!

I'll help coordinate the details needed to get your property on the market, including photos, property information, disclosures, and marketing materials.
05 — Go Live! 📸
Your home is officially on the market. I'll market your property through the appropriate channels and coordinate showings with potential buyers and their agents.
06 — Review Offers ✍️
When offers come in, you and I will review the price and terms together. I'll help you understand the different parts of each offer so you can decide how you want to proceed.
07 — Under Contract! 🎉
Once you accept an offer and the contract is signed, the transaction moves into the closing process. I'll help monitor important deadlines and communicate with the buyer's agent, lender, title company, and other parties involved.
08 — Inspection & Negotiations
The buyer may have the home inspected. Depending on the contract and inspection results, there may be requests for repairs, credits, or other changes. I'll help you understand your options and negotiate on your behalf.
09 — Appraisal & Final Details
If the buyer is financing the purchase, their lender may order an appraisal. We'll continue working through any remaining requirements and prepare for closing.
10 — Closing Day 🔑
You'll sign the necessary documents, the transaction will be completed, and ownership will officially transfer to the buyer.
